Three Properties Sell This Week in Monroe

Two Houses and One Condominium Sell this Week in Monroe.

 

90 Settlers Farm Road, Monroe sold on February 1, 2012 for $412,000.  The house was sold by Winnie and Scott Yaecker to Jessica and Joseph Iannotta.

 

55 Highland Drive, Monroe sold on February 1, 2012 for $195,000.  The condominium, in High Meadows, was sold by Esie Luczaj to Dona-Lyn Wales.

 

15 Wintergreen Drive, Monroe sold on February 3, 2012 for $555,000. The house was sold by Kathleen Harper to William Rotunno.

According to Zillow

90 Settlers Farm Road was purchased in 2004 for $509,000 and taxes were $7,651; sold 2012 for $412,000 taxes in 2011 were $9,143.

55 Highland Drive was purchased in 1975 for $134,900 with taxes in 20004 at $4,305; sold for $195,000 in 2011 with taxes of $4,019.

15 Wintergreen Road was purchased for $672,000 in 2004 with taxes of $11,364 and sold for $555,000 with taxes of $12,660.

Anyone see a pattern?

Yes. Its hard to deny what the data is saying. Ms Hovey is going to be a Dunkin Donuts for Valentine Day giving away candy kisses. If we all not working trying to pay our bills I wonder to see what her response would be? This effects all property owners.

I mentioned this in last weeks home sales: I bought my brand new home, 3.7 acres of very private land, central air, wrap around porch, gorgeous woodland views near Webb Mtn. Park in 2002 for 479,000. I just sold it a few months ago, after being on the market for 15 months, for 360,000. Sad.

This is from the CP and what is taking place in Trumbull with the property values and assessments. Strange how our reevaluation managed to come up with an increase?
Under the budget proposal, the town's property tax rate would increase from 25 to 30.5 mills. The average Trumbull home assessed at $264,000, however, will see a property tax decrease of about 4 percent, or $345. This is because home values decreased in the recent revaluation process, Herbst said; the average home value declined by 21.5 percent.
